We diagnose the actual water source before we quote anything — no guessing, no upsell, just a plan sized to your basement.
We've seen enough Xenia, OH basements to know that a wet spot in one corner rarely tells the whole story. Before we recommend drain tile or a sump upgrade, we trace the water back to where it's actually entering, not just where you noticed it.
We're bonded and insured for both residential and light commercial basement work across Xenia, OH.
Our Xenia, OH crews are staffed locally, so a wet basement call doesn't sit in a national queue for a week.
You get one written number before drilling starts, covering drain tile, sump basin, and discharge line.
Thermal imaging helps us confirm whether a stain is active moisture or an old, already-fixed leak.
Every Xenia, OH Basement Waterproofing job starts with an inspection, not a generic package — here's what that typically includes.
The core fix for most Xenia, OH basements: a perimeter drain cut into the slab edge, tied to a sump basin, that intercepts water before it reaches the floor.
Battery backup is available for any sump system, so a power outage during a storm doesn't undo the whole fix.
The cove joint where the floor meets the foundation wall is one of the most common Xenia, OH leak points, and we seal it as part of every interior system.
We install membrane on masonry walls before any insulation or framing goes up, so moisture never gets a chance to reach finished materials.
Window wells that hold water after a storm are a direct pressure point against the glass and frame — we add gravel beds and drain lines tied into the main system.
You describe what you're seeing — a wet spot, a musty smell, standing water — and we get a rough read on urgency before dispatching anyone.
We also check exterior grading and downspouts, since a lot of basement leaks start outside, not inside.
You'll see drain tile footage, sump specs, and labor broken out separately, not one vague lump-sum number.
You'll get warranty paperwork and a walkthrough of how the system works so you know what to expect going forward.
